Richmond, Mass. – October 13, 2026 -- Buyers can pick up a 2.5-acre wooded homesite in the Berkshires for $99,900 at a one-day land sale on Saturday, October 24, 2026, at Brookside Preserve.
Prices start at $99,900 for 2.5 acres
National Land Partners (NLP) announced the grand opening of Brookside Preserve, a private large-acreage community. The limited release covers wooded estate homesites from 2.5 to more than 20 acres. The top-end listing is a 21.285-acre wooded property at $299,900.
Buyers attending the sale get the first chance to choose from the available properties. Private tours and priority sales appointments can be booked in advance.
Buyers can purchase now and build later
There is no required construction timeline, and buyers can choose their own builder. Bank financing is available. County road access, electricity and internet service are in place.
Jon Riley said buyers can choose the setting that fits their plans and "build when they are ready."
The 118-acre property straddles two towns and a brook
Brookside Preserve covers about 118 acres: 91 in Richmond and 27 in West Stockbridge. Furnace Brook runs through the wooded terrain. The family behind the project plans to keep part of the land as its own legacy property. It has worked in land development for several decades and is backed by one of the nation's largest buyers and sellers of recreational and residential acreage.
Tanglewood is about 10 minutes away
The preserve sits roughly 10 minutes from Tanglewood, the summer home of the Boston Symphony Orchestra. Stockbridge, The Red Lion Inn and the Norman Rockwell Museum are also about 10 minutes away. Downtown Lenox and Canyon Ranch are about 15 minutes away.
Tanglewood typically draws more than 350,000 visitors in a summer season. The Massachusetts Office of Travel and Tourism reported that direct visitor spending in Berkshire County reached $853.2 million in 2025, up 1.6% from $839.3 million in 2024.
