National Land Partners (NLP) announced the grand opening of Brookside Preserve, a private large-acreage community. The limited release covers wooded estate homesites from 2.5 to more than 20 acres. The top-end listing is a 21.285-acre wooded property at $299,900.

Buyers attending the sale get the first chance to choose from the available properties. Private tours and priority sales appointments can be booked in advance.

Buyers can purchase now and build later

There is no required construction timeline, and buyers can choose their own builder. Bank financing is available. County road access, electricity and internet service are in place.

Montague County's population jumped 9.8% since 2020

U.S. Census Bureau estimates put Montague County's population at 21,966 as of July 1, 2025, up 9.8% from the April 1, 2020 estimates base. The growth comes as the Texas Real Estate Research Center reported statewide rural land prices rose 3.27% year over year in the second quarter of 2026, with a five-year annualized growth rate of 8.17%.
