U.S. Census Bureau estimates put Montague County's population at 21,966 as of July 1, 2025, up 9.8% from the April 1, 2020 estimates base. The growth comes as the Texas Real Estate Research Center reported statewide rural land prices rose 3.27% year over year in the second quarter of 2026, with a five-year annualized growth rate of 8.17%.
Homesites start at $149,900 with no HOA
The initial release includes 10-plus-acre homesites with no Property Owners Association starting at $149,900, and homesites that include a barndominium shell starting at $184,900. Each lot comes with road frontage and its own private gated entrance, along with access to electric service and high-speed internet. Buyers can purchase now and build later, with no required construction timeline, and may choose their own builder.
The land sits about an hour from Dallas
