Strategic Growth and Expansion
Oliver Hospitality, currently managing seven hotels and nine restaurants, is poised for significant growth. The company’s plans include the acquisition of two new hotels and the development of several key projects. Hotel Americana: Revitalizing Knoxville’s Historic Andrew Johnson Building
One of the most anticipated projects is the transformation of the historic Andrew Johnson building in Knoxville, TN, into Hotel Americana. This boutique hotel, expected to open in late 2026, will breathe new life into the 1929 structure, once the tallest building in Knoxville. "The Andrew Johnson building is returning to its hospitality roots with Hotel Americana, a soon-to-open boutique hotel." The building, which has served various purposes over the years, will once again anchor downtown Knoxville’s revival.
MHM, specializing in historic preservation, is the architect of record. The envisioned hotel will act as a catalyst for the south end of Gay Street, connecting downtown Knoxville with emerging South Waterfront developments. The modernized hotel will celebrate its past through historic preservation efforts and an intentionally curated guest experience. Upon opening, the 192-room property will feature a signature restaurant, rooftop bar and lounge, meeting and event spaces, and a theater intended as a performative space, paying homage to its past popularity as a live music venue.
Doubletree by Hilton Clarksville Riverview: Anchoring a New Social District
The recently opened 156-room Doubletree by Hilton Clarksville Riverview, which opened in October 2024, marks the beginning of the revitalization of Riverview Square in Clarksville, TN. This project is particularly significant as it is located in the hometown of Oliver Hospitality Managing Partner Philip Welker. The hotel anchors a vibrant outdoor shopping, dining, and social district, which Oliver Hospitality is developing. The district will feature more than 45,000 sq. ft. of retail space and is expected to be fully operational by early 2026.
Expanding to Detroit: A Historic Hotel Conversion
Oliver Hospitality is also expanding north to Detroit, Managing Partner Ethan Orley’s hometown. The company will manage and oversee the historic building hotel conversion, which will undergo a full renovation. The new boutique hotel, set to open in 2027, will bring more than 100 guestrooms, a signature restaurant, a cocktail bar, and a rooftop experience to downtown Detroit.
Further Development in the Southeast
The company is in the final stages of solidifying other development and third-party management projects in Florida, Georgia, and South Carolina, further expanding its footprint in the Southeast.
