Anticipation builds once the perfect vacation rental is secured. But what if it doesn’t live up to expectations?

“If the booking is made through a tour operator, they are the point of contact for complaints,” Brandl explains. However, many online bookings are directly with private hosts, which creates a rental agreement between guest and owner.

Travelers have the right to:

  • A clean, functional property that matches the description.
  • Written notice and reasonable time for the host to fix any deficiencies.
  • Rent reduction or, in severe cases, contract termination if issues aren’t resolved.

Brandl advises documenting any problems with photos and witnesses and checking platform-specific policies on disputes. And remember: renters have a right to privacy—landlords can’t just drop by unannounced.

Responsibilities Come With the Keys

With the keys comes responsibility. Vacationers must follow the agreed terms, including:

  • Only bringing the number of guests specified in the booking.
  • Leaving the property broom-clean (basic tidiness).
  • Respecting house rules such as quiet hours.

“Guests must adhere to the booking conditions and house rules set by the property owner,” Brandl notes.

Damage Happens — Here’s How to Handle It

“Liability insurance typically covers damage to rental property if the policy includes this type of coverage,” says Janna Poll, ERGO’s insurance specialist. However, not all policies include rental damage by default.

  • Make sure your policy applies abroad.
