SVC Sells Trio of Sonesta Hotels in Michigan to Local Operator

SHERIDAN, WYOMING – April 18, 2025 - HREC Investment Advisors Facilitates Multi-Hotel Deal in Key Detroit Submarkets

HREC Investment Advisors has announced the sale of three Sonesta-branded hotel properties in Michigan, a transaction that underscores the region’s appeal to seasoned hospitality investors.
The portfolio includes the 94-room Sonesta Simply Suites Detroit – Novi, the 122-room Sonesta Select Detroit – Novi, and the 148-room Sonesta Select Detroit – Auburn Hills. All three properties were acquired by a Michigan-based hotel owner/operator.

Strategic Representation by HREC

HREC exclusively represented an affiliate of Service Properties Trust (SVC), acting as the seller in this transaction.
The marketing and negotiations were led by a highly experienced team: Scott Stephens (senior principal/COO – Tampa), Monty Levy (managing director – Atlanta), Jeff Preston (SVP – Detroit), and Justin Goodenow (VP – Detroit).

“This successful transaction on behalf of one of HREC’s most important clients further evidences the industry-leading platform of our firm, where our large geographic footprint adds value,” said Levy.

Strong Locations with Diverse Demand Drivers

The Novi properties offer immediate access to major roadways and a wide range of corporate and leisure attractions.
Located off Novi Road and Interstate 96, both the Sonesta Simply Suites – Detroit Novi and Sonesta Select – Detroit Novi are near the Suburban Showplace Center, Twelve Oaks Mall, and Ascension Providence Hospital. They are also within reach of major businesses such as Harman International, Ryder Systems, and Cooper Standard Automotive.

Leisure travelers benefit from proximity to shopping at Twelve Oaks Mall, outdoor activities at Maybury State Park, and nearby golf courses.

The Sonesta Select – Detroit Auburn Hills is strategically positioned for both business and leisure guests.
Situated directly off Interstate 75, the hotel offers access to Chrysler’s headquarters, Oakland University, local hospitals, and a 185-store outlet mall. Its location near the Ambassador Bridge—North America’s busiest international border crossing—further enhances its appeal.

Positive Outlook and Successful Outcome

HREC’s ability to achieve strong pricing and match the properties with a local operator reflects confidence in Michigan’s hospitality sector.
“We were delighted to achieve strong pricing for our client on these trades while at the same time successfully transacting with one of Michigan’s leading hotel companies,” said Preston.
